Green Gentrification and Key Indicator for Housing Price around Urban Parks : Evidence from Osaka City, Japan
본 강연에서는 일본 오사카시를 대상으로 '그린 젠트리피케이션 (Green Gentrification)' 현상이 도시 공원 주변 주택 가격에 미치는 영향을 고찰합니다. 2010년부터 2022년까지의 시계열 데이터를 활용하여 모란 지수(Moran’s I) 공간 분석과 헤도닉 가격 모델(Hedonic Pricing Model)을 통합적으로 적용하였습니다. 지가, 고층 빌딩 비율, 화이트칼라 종사자 비율, 고학력 거주자 비율이라는 네 가지 핵심 지표의 변화를 분석함으로써 그린 젠트리피케이션의 경제적·공간적·사회적 파급 효과를 파악하고, 녹색 인프라 투자가 도시의 사회·공간적 재구조화와 어떠한 관계가 있는지 논의합니다.

This study investigates green gentrification and its effects on housing prices around urban parks in Osaka City, Japan. Using temporal data from 2010 to 2022, it integrates Moran’s I spatial analysis and the Hedonic Pricing Model to examine changes in four core indicators—land price, high-rise building ratio, proportion of white-collar workers, and proportion of highly educated residents—to determine the economic, spatial, and social effects of green gentrification, in order to reveal the relationship between green infrastructure investment and socio-spatial restructuring.
